HomeKept exists to put homeowners and professionals in front of each other. Finding a pro, checking them, and handing them a job that is already described, scoped and ready to quote costs us real money. This agreement says what happens next: for a limited time, work that came out of a HomeKept introduction belongs on HomeKept, and there is a clear, paid way to take it off.
This agreement is part of the Terms of Service and, for professionals, of the Pro Terms. You accept it when you create an account, when you save a professional profile, and when you continue after we tell you it has changed. The version you accepted and the moment you accepted it are recorded on your account.
DURING THE HOMEKEPT PILOT THE CONVERSION FEE IS ZERO. NO HOMEOWNER OR PROFESSIONAL IS CHARGED ANYTHING TODAY, AND EVERY JOB IS RECORDED AS PILOT_NO_CHARGE. WE WILL GIVE AT LEAST 30 DAYS’ NOTICE BEFORE ANY FEE STARTS — SEE DURING THE PILOT.
Professionals are bound by all of it. The limits in What counts as going around HomeKept are commitments, and the conversion fee in Buying the introduction out is the way to end them early.
Homeowners are bound by much less. We ask you to keep the work on HomeKept, and we explain why, but you owe us no fee and no damages if you don’t — see If you are a homeowner.
Nothing here is exclusive. A pro may work with any customer they find anywhere else, on any other platform, at any time. A homeowner may hire anyone. This agreement is about one thing only: the people we introduced you to.
An Introduction happens the first time HomeKept shows you a person you were not already working with, or gives you a way to reach them. That includes a request on the pro board, an estimate sent to a homeowner, a message in HomeKept chat, a profile we put in front of you, a call HomeKept connects, and a hand-off made by our team.
The other person is then an Introduced Party. An Introduction is about a person, not a job: the same pair stays introduced across every job they do together during the term.
If you were already working with someone before HomeKept, they are not an Introduced Party — see What this does not stop.
Twenty-four months. The term runs from the later of: the Introduction, or the completion of the last job between you and that Introduced Party that was booked through HomeKept.
Marketplaces in the United States commonly use somewhere between twelve and twenty-four months, and we are at the top of that range. The reason is what home work actually looks like: the jobs that follow an introduction — the second bathroom, the roof the next spring, the neighbour who asks who did it — arrive on a seasonal rhythm, and a single year can end before the relationship we paid to create has produced anything. Two years is long enough to see that through.
We would rather be plain about the trade-off than quiet about it. The longer the term, the heavier it sits on a professional, which is why the exit in Buying the introduction out exists, why it is a one-time payment rather than a cut of the work, and why none of this restricts anyone you found yourself. If the length ever turns out to be more than the interest it protects, the read-down clause is there for exactly that.
The term does not restart because you keep talking, and it does not restart when this agreement is updated. For each Introduced Party, the clock is set once and only extended by a completed HomeKept job.
For a professional, during the term and with an Introduced Party, these are the things we ask you not to do:
Referrals count both ways. If an Introduced Party sends you a neighbour, that neighbour is not covered: only the person we introduced is. But if you send that homeowner to another pro to keep the job off HomeKept, that is going around us.
None of the following is going around HomeKept, and none of it needs our permission:
If you want to take an introduced relationship off HomeKept, you may — by paying a one-time conversion fee for that homeowner. This is the lawful exit, and we would rather you use it than hide the job.
The amount is not set yet. HomeKept is in a free pilot and the conversion fee is currently zero — see During the pilot. When a price is set it will be published here and on your dashboard, and it will apply only to introductions made after at least 30 days’ notice.
The fee is a payment for the introduction we made, not a penalty and not a commission on the work. It is owed once per homeowner, no matter how many jobs follow.
You will never owe HomeKept money for hiring the person you want. You are not restricted from working with anyone, and this agreement creates no debt, no damages and no claim against you.
What we ask is simpler: keep the job on HomeKept, because that is what makes the rest of it work. On HomeKept the scope, the estimate, the stages and the messages are written down; the review history is real; and if something goes wrong we have something to look at and someone to call. Off-platform, we can’t help you, and the pro’s record on HomeKept will not show what happened.
If a pro asks you to take a job off HomeKept before you have hired them, please tell us through the contact form. It is the single most useful thing you can do for the next homeowner.
We may close an account that is used mainly to collect introductions and take them elsewhere — for example by posting requests to harvest pros’ contact details. That is the only consequence on the homeowner side.
NOTHING IN THIS AGREEMENT WAIVES ANY RIGHT YOU HAVE AS A CONSUMER UNDER PENNSYLVANIA OR FEDERAL LAW, INCLUDING THE UNFAIR TRADE PRACTICES AND CONSUMER PROTECTION LAW AND THE HOME IMPROVEMENT CONSUMER PROTECTION ACT. WHERE THIS AGREEMENT AND THOSE RIGHTS DISAGREE, THOSE RIGHTS WIN.
What happens depends on what we find, and the first step is always a conversation:
We do not pursue the homeowner, ever. The obligation and the fee are the pro’s.
Losing a rating hurts more than a fee, and that is deliberate. A reputation on HomeKept is built out of other people’s work and other people’s trust; it is not something to carry away from the platform that collected it.
We look at what happens on HomeKept: a request that is withdrawn right after an estimate, a conversation that stops dead, contact details pushed through the chat, a homeowner telling us what happened. We do not read your personal phone, your personal email or your bank account, and we never will.
Before anything happens to an account, a person at HomeKept — not a program — reviews the case, and you get to answer. If you disagree with the result you may appeal once through the contact form, and a different person will look at it.
Our administrators can mark an account as suspected of circumvention while a case is open. That mark is internal, never shown to other users, and is removed when the case is closed.
HomeKept is running a free pilot in Philadelphia and in Bucks and Montgomery counties. There are no commissions, no payment processing and no conversion fee: every job is recorded as PILOT_NO_CHARGE, and the fee in Buying the introduction out is zero dollars.
The rest of this agreement still applies. During the pilot the consequence of going around HomeKept is about standing, not money: badges, rating display, search placement and the account itself.
If a fee is ever introduced, we will say so by email and on your dashboard at least 30 days beforehand, and it will apply only to Introductions made after it starts.
Changes. We may update this agreement. When we do, we show you the change the next time you sign in or save your profile, and continuing counts as accepting the new version — the same way you accepted this one. Introductions made before a change stay under the version that was in force when they happened.
Survival. Closing your account does not end the term that is already running for an Introduced Party, and it does not cancel a conversion fee that was already owed.
If a court trims it. If a court decides twenty-four months, or any part of what is written here, is broader than the law allows, that part should be read down to the longest or widest version the law does allow, and the rest stays in force.
Disputes are handled the way the Terms of Service say, including individual arbitration and the 30-day opt-out.
Questions go through the contact form. If you think this agreement is being applied to you wrongly, say so — we would rather fix it than argue about it.
